Regulating environmental sensitive land
It may not be the intention by Governments to obfuscate (making it difficult to understand) the new “Land Use Strategy”, However, the outcome will be that all rural land is affected by this proposal by either re-zoning or changes to minimum lot sizing along with incidental adherence.

What is the fuss ?… it has come to the attention of the Eden-Monaro-Voice, that by the 29th November 2020, submissions to the Councils’ “Draft Rural Land Use Strategy” will close. This move will impact upon many aspects of importance to owning and managing land on the Monaro and surrounding communities for its future. This innovation was only revealed at the beginning of this month and only released for public comment on the 19th October. Yes… very little time for research, absorption and comment. So why the hurry? This question is one that, in answering, other than its oversight, this push just may have a sinister divisive motivation. Oversight on proposals have their positives and negatives to be wrestled with, so the implementation of the E zones may be too premature as we all need to get a handle on these zone additions.
What are you about to lose?
If it is not oversight then the obvious question is, What are you about to lose…Nobody told me until now, that i was about to lose out, because the base layer of the E Zoning is flawed as it reduces development opportunities and activities, even on land that is in close proximity to E-Zones. There is also a high probability of my land being devalued. If I have native grasses on my property will I be able to even mow my native grass lawn?
Many uncertainties to be explored
Did you, or will you, invest in order to subdivide, dual occupy, or plan to have a road side stall on your farm? Will your land now be Subject to the rezoning, therefore subject to a minimum size in order to be able to subdivide or even utilise vacant land? Were you assured by real-estate agents and others that you could do what you wanted when you invested? Ultimately, will the Mortgage Criteria for any loan application be affected with this new E zone status?
How do I understand any of this?… We recommend you engage and recommend postponing any action. While communication is key to effective management, poor broadband and the lack of understanding in online operating procedures is a major problem, however, Council intend to forge ahead on Wednesday 25th Nov … at 4, 5 and 6 pm with its Council zoom sessions.
At the very least… Examine your own land status and be sure to visit both “The Snowy-Monaro Farmers and Landholders Group” website and on facebook. Then join in the discussion with the future in mind.
We are deeply concerned by the rights we’re going to lose if our Rural Use property gets turned into a nature reserve (EZoned.) So much so we’ve put together http://www.stoprlus.org to help organise those who need to oppose the change!
