Can my land rates be reduced ?
It has been brought to the attention of residents in the Monaro Shire, via a post on facebook and the shire council’s web site, that an Ad Valorum tax rate will be applied and that calculated tax rate notice will be forwarded by the end of August 2020.
- Due date postponed
- Request for re-assessment
- A sincere thanks
Due date postponed. In that post, Snowy Mountains Regional Council Mayor Peter Beer said “that the council intends to issue rate notices by the 31st Aug 2020 and they will be due on the 30 September 2020.”
So what does that mean… Put simply, an Ad Valorum tax is one that is calculated as a percentage increase of an average sale value of land in your area and is added to your next bill.
Request for re-assessment. A local Nimitabel resident Andrew Thaler requested a re-assessment of his commercial property which he felt was unfairly increased due to non-existent services that domestic residents enjoy. Mr Thaler’s enquiry lead to a successful re-assessment and ultimately a reduction in rates charges by 30%.
Mr Thaler went on to say that his inquiry lead to Mayor Peter Beer posting the postponement of issuing the annual rate notices giving local residents, who felt that they were unfairly assessed, a chance to contact the Valuer Generals Office to request a late lodgement in order to conduct a re-assessment on their own unimproved rural or industrial property.

A sincere thanks to the Mayor was gestured by Mr Thaler for acknowledging the broader effect of posting on social media in addition to just posting on the council website. This will be a great saving to the broader rural community that wish to take advantage of a re-assessment as they will need it in these trying times Mr Thaler said.
just received part of our broken up rates bill. Not impressed with Snowy Monaro Council’s sneaky tactics!
We are hearing you Rob
